Welkin and Meraki is active in the ‘Office as a Service’ business, providing premium fully serviced and furnished offices, workplaces, meeting rooms, corporate coworking spaces, event space, restaurant, and all services which are relevant to these services without any limitation. Present with 3 locations in Paris, 1 in Brussels and 1 in Eindhoven. Growing fast into other metropolitan areas and we are opening in total 30 locations in the next 3 years.

Welkin & Meraki is looking for its premium flexible office space location in Brussels an experienced General Sales Manager with developed skills in sales (renting out our serviced offices, virtual office products, corporate coworking spaces and meeting rooms and event space), with experienced skills in organizing events for our customers and guests, developing our F&B business, ensuring out meeting room and event space are thriving and work closely with the operations manager in the location to mutually build and maintain a dynamic team based on the high hospitality standards which sets apart Welkin & Meraki from its competitors.

Profiel

We require extensive expertise in regard to the commercial management of our location. The General Sales Manager of a Welkin & Meraki location instigates a profound knowledge of high level hospitality, proven senior B2B sales skills, and is highly results oriented, charismatic, empathic, convincing and entrepreneurial.
The General manager is responsible for the commercial success of a location and the delivery of the total topline and bottom line results as per agreed yearly budgets (P&L responsibility). For this it is key that the General Sales Manager achieves the targeted sales numbers at the matrix prices related to the budget and at the same time manage the meeting room, event and F&B business together with the operational team. Together they deliver operational excellence to our guests and customers.

The employee disposes of the necessary extensive know-how and experience in managing serviced office locations.

The employee undertakes in his capacity of General Sales Manager to provide services towards the Company for its activities worldwide, of which the first focus would be as follows:

  • Achieving consistently the monthly incremental revenue targets
  • Achieving the monthly customer retention targets by driving the highest customer service
  • Delivering the pre-sales and sales of the space at the budgeted pricing scheme’s and numbers towards and above the 85% occupancy threshold;
  • Manage together with the operations manager our highly valued staff who manage the welcoming area and who will host our guests;
  • Managing service delivery of our contractors and ensure the SLA levels are kept;
  • Delivering the budgeted revenue in Workstation sales, sales of Memberships, meeting room hours, the F&B offering and events;
  • Managing cost levels to achieve the bottom line results as per the budget;
  • Organizing regular events and ensuring relevancy towards our customer base.

For this the General Sales Manager mainly ensures the relations with all stakeholders are at an optimum level. The General Sales Manager maintains daily contacts with the primary broker community and participates weekly at multiple networking events.

Although the company generates leads for the General Sales Manager to convert into new deals, the General Sales Manager has a distinct target in generating leads form his/her network due to these network events, segmented cold calling, neighborhood visits etc. Goldmining is an important aspect of the job.

Startdatum

This Agreement is concluded between the Parties for an unlimited period and can start at the earliest availability of the candidate.

Aanbod

We offer an attractive package based on a basis monthly fixed salary and a very attractive variable package based on the periodic sales results and profitability results. An expense account, laptop, a cellphone and all other work instruments are widely provided.
